Finding the Best Horse Property in Palos Verdes for Your Budget

If you're searching for horse property in Palos Verdes you need to know where to look, since most properties in Palos Verdes are not zoned for horses.  My easy rule of thumb is if your price range is $2,000,000 and up Rolling Hills may be the best investment for the money.  On the other hand, if your budget is somewhere between one and two million dollars, Rolling Hills Estates and some areas of Rancho Palos Verdes offer you the option of purchasing a home in a horse-friendly neighborhood.  If you desire to purchase a horse property priced under $1,000,000 then be prepared to wait for that fixer, and if it's truly a good property for horses, be prepared for multiple offers as those properties only hit the market once in a blue moon.  :)

A property approved for horses refers to the zoning and may be improved (with stable, barn, etc) or unimproved.  The terrain may be flat or steep, the trail may be adjacent or you may need to walk your horse out.  Needless to say, all horse properties are not created equal.  I recently walked a property to see first-hand the horse facilities and the access to the nearest riding trail. I often say horse people care more about the condition and location of the stable than they do about their living quarters.

Rolling Hills:  17 Rolling Hills residences zoned for horses are currently for sale.

Rolling Hills Estates:  There are 7 equestrian properties for sale in Rolling Hills Estates.

Rancho Palos Verdes:  7 horse properties are currently for sale in Rancho Palos Verdes primarily in the Palos Verdes Dr. South and East neighborhoods.

Palos Verdes Peninsula:  This is the unincorporated area of the Palos Verdes Peninsula and per MLS records there are no properties zoned for horses currently for sale

Horse Property in Rolling Hills Estates CA

There is a reason many of the street names in Rolling Hills Estates are of an equestrian nature, such as Dapplegray and Buckskin and the list goes on. Rolling Hills Estates, one of the four cities located on the Palos Verdes Peninsula, is home to horse properties ranging from a ranch style home with a single stable to estates with horse facilities for multiple horses.

Josh and I recently showed a horse property in Rolling Hills Estates complete with a riding ring, stable for three horses and the house for humans was not too shabby either.  True to form for a horse person, these buyers wanted to make sure the horse accommodations were up to par for their horses.  The residence was of secondary concern.

The Palos Verdes Peninsula is laced with riding trails and Rolling Hills Estates is no exception.  Many of the horse properties have direct access to a trail from their back yard.  Easy access to the riding trails should not be undervalued.  The same goes for access for feed delivery or a horse trailer.
