Who wouldn't love to have perfect timing when it comes to selling a property? To buy low and sell high is every market participant's goal. Reality often steps in and plays its card causing the seller to lose a bit control. Maybe there is a job transfer, health issue or a host of other personal factors that must take precedence over timing the market. Often, personal timing is far more important than market conditions.
My best advice to sellers in this market is to decide to take one of two approaches: 1) De-clutter, clean and price it right. 2) Improve, repair, de-clutter, clean, stage and price right. Long story short--a propery's chance of selling is determined by the Big Four: Location, Condition, Timing and Price. It is okay not to upgrade the kitchen, but make sure the price is indicative of the condition. It is also okay to spiff up the kitchen with new cabinets, appliances and flooring. There are buyers for each type of property but the price must reflect the difference in condition.
One of the reasons an experienced agent is able to price your property with accuracy is market knowledge. We know how many homes are on the market, how many are in escrow, how many sold and how long it took them to sell. We know what is selling like hotcakes and we know what homes are racking up days on market with nary an offer. As your listing agent I want your home to be priced at the highest price the market will bear, but also attractive enough to generate interest and offers from buyers. It's a highwire act, but with enough training and a close watch on the "housing market balancing pole" we can walk that tightrope together and reach the other side without a disastrous fall.
