News About Your Palos Verdes Town

The City Managers of the four Palos Verdes Peninsula cities each took a turn at the microphone to update local real estate professionals about changes and improvements happening in their town.


Here are few worthy mentions from my notes:

Rolling Hills:  Building permits are on the rise. Each new home must set aside a minimum of 1,000
Each new home must set aside a minimum of 1,000 sq. ft. for a stable. If you add one
If you add one square inch to the residence must put utilities underground (to the street, I believe).
Approximately 95% of Rolling Hills homes are on septic systems.
More patrols added to reduce burglaries and adding three cameras.  The entire PVP will have 25 security cameras installed at various points throughout Palos Verdes.
There is a View/Trees ordinance.  Check with City.

Rolling Hills Estates:  The City continues to offer a site check during the escrow period and will check for violations such as unpermitted living space or structures, etc.
Coyotes are an issue.
The Brickwalk landside area is not suitable for future building.
Several new condo developments and senior care facilities are being built, and more are under consideration.  The new homes at the Rolling Hills Country Club is the largest development currently underway in RHE with 114 new homes to be constructed beginning late 2016.
The reservoir at PVDN and PVDE is being refurbished/improved and will be filled upon completion.

Palos Verdes Estates:  The City is creating a parks fund.
Upgrades are planned for Lunada Bay and Malaga Cove Plazas.
The fire department is paid for by parcel tax on homeowners.
20 new cell phone sites planned for better phone service
Real estate signs must be ten feet from the curb or will be removed.

Rancho Palos Verdes:
The new security cameras have resulted in four arrests.
More cameras planned for Western Avenue area.
RPV has two new deputies serving the area.
Hawthorne Blvd. beautification ongoing.
Check out the website for good neighborhood information.
Buyers are encouraged to visit City Planning Dept. before purchasing.
RPV is tracking coyotes and peafowl to control the wildlife issues in the area better.

It was an important meeting; the breakfast was delicious, and I won the door prize!

High-end Home Expectations on the Palos Verdes Hill

I previewed four Palos Verdes Peninsula luxury homes yesterday. The price of the homes ranged from $2,400,000 to $3,800,000 and I noticed several common threads connecting the amenities offered in the luxury properties:

1) Outdoor Living Areas - Complete with pools, spas, cabanas, seating area focused around fireplace or fire-pit and a high quality outdoor kitchen. This is Southern California and outdoor living is a year-round possibility.

2) Oversize Gourmet Kitchen - With top of the line energy efficient appliances, walk-in pantry, large center island, causal dining area and seating for guests who enjoy congregating in the kitchen to watch (or help) the cook prepare the food.

3) Oversize Master Bedroom and Bath Suites - The trend is to create a spa experience at home with a luxurious retreat where the homeowner can go to retreat, refresh and rejuvenate body, mind and soul. Think multihead showers, whirlpool tub and towel warming racks. A meditation room, a library or a sitting room with a view and a very luxurious bed complete the high quality luxury hotel feel to these at home bedrooms.

4) In Home Office Headquarters - A place for the homeowners to manage the household and their busy lives now dependent upon the Internet and wireless communication. A command central of sorts for living life in the 21st century.

5) High Tech at Home - Superior surround sound theatre and music throughout the home is expected as the home theatre experience rivals that of the local movie complex. Other home techie trends are sensored faucets, room darkening shades that open and close with the touch of a button (for movie watching or sleeping in) and fail-safe security systems.

Luxury home buyers on the Palos Verdes Hill expect their homes to keep pace with their changing needs and improve their quality of life.

Luxury Horse Propery in Palos Verdes - Rolling Hills Home Sales $3M+ 2009 YTD

The city of Rolling Hills on the Palos Verdes Peninsula has many wonderful horse property homes. A remodeled home in Rolling Hills hit the market a few days ago and the list price is under $1.3M. I saw the property when it was listed at a higher price. It's not perfect, but hey, it is Rolling Hills, the gated city at the top of the Palos Verdes Peninsula. Buyers, that is a deal based on location alone! The median price of homes in Rolling Hills is over $2M.

Here's a peek at home sales over $3M in Rolling Hills for the past few years:

2009: 3

2008: 3

2007: 10

2006: 8

2005: 7

No doubt about it, sales are down and so are prices in Rolling Hills. If you're thinking of making a move to behind the gates of Rolling Hills, now is an excellent time to see if your dream home is available at a surprisingly attractive price.
