There
are four cities on the Palos Verdes Peninsula: Palos Verdes Estates,
Rancho Palos Verdes, Rolling Hills Estates and Rolling Hills. Rancho
Palos Verdes is the largest by territory and population. Although all
four cities share the same school district, they each have a distinct
feel and flavor. Housing options include everything from panoramic
ocean view cottages to equestrian estates.
“How’s the market?” is a question I’m asked frequently. Let’s let last month’s (June 2012) sales answer the question.
Palos Verdes Estates:

Single family homes sold with the least expensive sale being $768,000
(on PVDN in Valmonte) and the most expensive home selling for $5,225,000
(located on Paseo Del Mar in Lunada Bay).
Nine of the 26 sales topped the $2,000,000 price tag. Palos Verdes Estates posted only two sales below $1,000,000.
Rancho Palos Verdes:

Single family homes sold with the least expensive sale coming in at
$630,000 (short sale on Via De Anzar in PVDE neighborhood). The most
expensive sale posted a price of $5,500,000 and was located on
Marguerite Dr. in the PVDW neighborhood.
14 Rancho Palos Verdes homes sold for less than $1,000,000 and 4 homes sold for more than $2,000,000.
Rolling Hills:
The
City of Rolling Hills recorded one sale, per MLS records, during June
2012. The property located at 2 Ringbit Road East sold for $1,500,000.
Rolling Hills Estates:

Single family homes sold with the least expensive posting at $900,000
and located on Rolling Hills Meadows. $3,999,000 was the top price paid
for a Rolling Hills Estates home in June. The new construction home
was located on Pleasant Hill.
3 Homes RHE homes sold for under $1,000,000 and two homes topped the $2,000,000 mark.
An unincorporated area of Palos Verdes is referred to as Palos Verdes Peninsula and posted one sale in June on Rousseau Lane for $1,425,000.
