Do You Ever Give a House a Second Chance?

I bought the ugliest home in Palos Verdes. At least that's what I told my friends in Florida upon returning from my house hunting adventure in Los Angeles over twenty years ago. They thought I was kidding, but when they saw the photos they nodded in silent agreement.
You can imagine how excited the agent on duty was when I walked into the Palos Verdes real estate office and informed her I was here for four days (two already spent in Malibu, Pacific Palisades and Pasadena) and planned to make an offer before leaving LA. The agent called for backup and requested an hour to set appointments. I returned to her office after a quick lunch and we set off to find a million dollar home.
Sounds easy, but I needed five bedrooms, a big yard for a big dog and easy freeway access. I wanted the best schools, clean air and a safe neighborhood. It was a long list and only a short list of homes made the cut. I looked at all of them day one and fell for none of them. Okay, this was not going to be an emotional decision.

I was faced with a timeless buyer's dilemma--the houses I liked I couldn't afford, and the houses I could afford I did not like. I arrived back at my hotel discouraged, but determined. I scattered all the flyers and brochures on the floor and began imagining my family living in each house. Some were easy to eliminate, others were tough to let go but price dictated the decision. By 2:00 AM there was only one house standing. It was ugly, but the location was good, it had the required number of bedrooms and a big half-acre lot. The pool was a bonus and the price left $100k for a much needed facelift--we spent $200k, but who's counting?

On day two I returned to the house I could not wait to leave the previous day. It was still ugly, but this time I opened the heavy drapes and saw wonderful views from most of the windows, and they were plentiful so natural light was abundant. The floorplan was good with plenty of space for my four children. I walked the grounds and adored the stone walls and meandering paths. This could work.
Sometimes a house deserves a second chance at being the one.

Los Angeles Coastal Luxury Home Market--Stagnant, Slow or Selling?

No ones denies the housing market is a challenging mix of distressed properties (bank owned and short sales) with stressed out sellers, and a bevy of hesitant buyers with minimal confidence in the market. In times of conflicting, and often confusing data, I've always found the most trusted source to be actual sales. Rarely are these numbers massaged to represent the interest of a person who can gain from an inflated number. Home sales are recorded, and records can be verified. There is comfort in knowing the statistics for actual closed sales.
Los Angeles County has many luxury, high-end housing markets, but this article will focus on the southern coastal cities of Los Angeles County beginning with luxury home sales on the Palos Verdes Peninsula this year.
Luxury Home Sales ($3,000,000 and up) 2011 YTD:
Palos Verdes Estates: 12 Single family high-end luxury homes closed escrow priced over $3M with the highest price being $9,150,000.
Rolling Hills: 8 Single family high-end luxury homes closed escrow priced over $3M with the highest price being $7,250,000.
Rancho Palos Verdes: 6 Single family high-end luxury homes closed escrow priced over $3M with the higest price being $7,425,000.
Rolling Hills Estates: No closed sales meeting the criteria.
The Beach Cities of Redondo, Hermosa and Manhattan are home to many gorgeous coastal homes. Here are the closed sales for high-end luxury homes:

When Is the Right Time to Sell Your Palos Verdes Home?

Who wouldn't love to have perfect timing when it comes to selling a property? To buy low and sell high is every market participant's goal. Reality often steps in and plays its card causing the seller to lose a bit control. Maybe there is a job transfer, health issue or a host of other personal factors that must take precedence over timing the market. Often, personal timing is far more important than market conditions.

My best advice to sellers in this market is to decide to take one of two approaches: 1) De-clutter, clean and price it right. 2) Improve, repair, de-clutter, clean, stage and price right. Long story short--a propery's chance of selling is determined by the Big Four: Location, Condition, Timing and Price. It is okay not to upgrade the kitchen, but make sure the price is indicative of the condition. It is also okay to spiff up the kitchen with new cabinets, appliances and flooring. There are buyers for each type of property but the price must reflect the difference in condition.

One of the reasons an experienced agent is able to price your property with accuracy is market knowledge. We know how many homes are on the market, how many are in escrow, how many sold and how long it took them to sell. We know what is selling like hotcakes and we know what homes are racking up days on market with nary an offer. As your listing agent I want your home to be priced at the highest price the market will bear, but also attractive enough to generate interest and offers from buyers. It's a highwire act, but with enough training and a close watch on the "housing market balancing pole" we can walk that tightrope together and reach the other side without a disastrous fall.

Don't Look the Dog in the Eye--Crazy Showing Instructions

You can imagine my surprise when the seller, upon consenting to a showing warned me, "Don't look the dog in the eye. He's afraid of strangers and will get very nervous if you make eye contact with him."

My next question was one of self-preservation and concern for my client's safety. "What kind of dog is he?" I was expecting her to say Pit Bull or Doberman due to the volume of the barking in the background.

"Shepherd," was her reply. Okay, I had to ask. "What happens if we inadvertently make eye contact?" I'm wondering if he attacks or slinks away and hides under a bed.

"He wets all over the floor." You have to know at this point I was wondering if I even wanted to show the property. After all, it would be my first outing with these particular clients. Secondly, if the dog made a mess due to my, or my client's improper glance, I would feel obligated to clean up the mess. Real estate requires agents to perform a wide variety of duties, but I consider pet pee cleanup beyond the scope of my job description.

I'm a bit of gambler and a risk taker, so I decided to show the property. It was the third house on the show list and by this time we had a built a bit of rapport. When I broached the subject of the nervous dog, they looked askew momentarily, and with a quizzical tone asked, "Are you serious? We can't look at the dog?" The next logical question was one I asked too. "Why don't they lock it in one of the bedrooms?"

I shook my head, "No, that makes him nervous too. He was a rescue dog and his home life was one of daily neglect and abuse. He has to roam free." With an arched eyebrow came the reply, "Okay. Let's go for it."

The showing went well, as far as I know no one made eye contact and I noticed no puddles. The house was not the one for my clients, but we did find the perfect match later that day. It was vacant with a big view, and no nervous dog.

The annual Los Angeles Police Department held its celebrity golf tournament at Trump National Golf Course over the weekend in Rancho Palos Verdes. Locals turned out not only to support the LAPD Memorial Foundation but also to see the police displays that had been set up and celebrities there to play a round of golf.

"The Memorial Foundation annually provides more than $800,000 to police department employees and their immediate families experiencing catastrophic circumstances including death, illness and injury.The Los Angeles Police Memorial Foundation is a nonprofit tax-exempt organization. Like the Tournament, the Memorial Foundation has no equal in law enforcement."

Palos Verdes Home Sales and Listing Activity Mid-Year 2011

It is time for our mid-year real estate activity report for the Palos Verdes Peninsula. In a nutshell, sales are up and inventory is low. If you're contemplating selling a Palos Verdes property competition is at a near record low with well under 300 single family homes currently on the market.

In 1992 (according to one of my old newsletters) there were 758 active listings. What a difference a decade makes! Least we forget, the real estate market was slow in the early 1990s, and the Palos Verdes Peninsula was affected by the loss of middle management jobs in the shrinking defense industry.

Based on the number of sales during the first half of 2011 the "sparkle" is returning to the Palos Vedes home sales maket.

Luxury Living in Palos Verdes May Not Include Private Jets but it Does Include Privacy

The luxurious life, who doesn't aspire to adding a little luxury to their everyday life? I recently read Jennifer Aniston listed her California zen style home for $42,000,000. A British heiress just purchased Arron Spelling's former home with an opening offer of $75,000,000. Now that's luxury at a level most people will never experience, this writer included. However, we can all experience luxury on some level. The task is to make sure we seize the moment and luxuriate in it to the fullest degree. Living in Palos Verdes offers such moments on a daily basis.

Take privacy. I love and need it after a fast-paced day of real estate ups and downs. I'm fortunate most of my days do not require me to spend hours on the freeway doing the commuter crawl along the 405. However, when returning home from business in Beverly Hills last week, while stopped in a traffic jam, my eyes caught a glimpse of the familiar hill in the distance that I know and love as the Palos Verdes Peninsula. I immediate was filled with a sense of gratitude to be fortunate enough to live in a place surrounded with beauty, privacy and some of the cleanest air in Southern California. What a wonderful place to call home!

Palos Verdes is very protective of its open spaces. The hills and bluffs are laced with hiking and horse trails. There are parks with picnic tables, parks with amazing views, and since it is a peninsula, the wide open spaces of the Pacific Ocean fill the landscape with endless water views on three sides of the land.

You may not be living quite as large these days, but the land, views and lots in Palos Verdes are still large, very large. It is not uncommon to find half-acre lots, and many residents have several acres, especially in the gated city of Rolling Hills.

The Palos Verdes Penisula has no shortage of privacy. Whether your idea of luxury living is a small ranchette and the ability to take a sunrise horseback ride, or a villa tucked high on a hillside with a stunning view of the sunset, Palos Verdes is a luxury location you should consider. It's not Beverly Hills; it's quiet here. We are content to let Mother Nature show off the natural beauty of rolling hills, ocean views, open spaces and yes, that elusive commodity of privacy. Palos Verdes--it's not the LA you know from movies and television--it's better than that! It's the best kept secret in Southern California. Rolling Hills, California routinely makes the list of Safest Cities in America, and Richest Cities in America. This gated city located at the top of the Palos Verdes Peninsula offers one of the most prestigious addresses in Southern California.

Rolling Hills - Barn Conversion Policy on Ballot

The City of Rolling Hills will be reviewing the policy on barns and barn conversions either via ballot measure or the council adopting the proposal.

How the issue came up from the Peninsula News article by Jeremiah Dobruck:

RH is entirely residential or undeveloped and is equestrian-friendly, with 26 miles of horse trails within its borders.

Horsekeeping and equestrian activities are encouraged by zoning. Property owners are required to set aside 1,000 square feet of their land to use as a barn or corral whether they build one or not.

Houses and all accompanying paving may take up only 35 percent of a lot. But a barn has none of those limits on square footage.

In 2007, the planning commission began looking into residents possibly taking advantage of that minimal control on barns. Some were converting barns, leaving them with a rural façade, but no equestrian purposes inside.

"To build a barn, residents needed only to have the project administratively approved. Normally, a guesthouse or other structure would require a conditional use permit. But to convert a barn into another structure, it was just a matter of getting building permits, Tony Dahlerbruch, the city manager, said.

“People could avoid conditional use permit by applying for a barn and illegally converting it,” he said.

After that discovery, RH’s Planning Commission and City Council spent three years investigating, framing and tweaking an ordinance intended to stop the conversions while still encouraging barns.

In July 2010, the city did away with over-the-counter approval for barns more than 200 square feet, and barns were explicitly required to be used for keeping animals or storage. The ordinance did stipulate that a tack room of up to 40 percent of the structure could be used for other passive activities but not used as a guesthouse.

From a real estate prospective, we always prefer to see fully permitted work regarding any property conversions. The proposal can be put on the 2013 ballot (the 2011 deadline was missed) or the city council can adopt it sooner.

When is the best time to list my home? Seller Tip

Prospective sellers often ask when is the best time to list my property. My Southern California response is different than many other areas of the country. Personal reasons override climate when choosing the right time to sell.

It does not snow in my local market area, so icy roads and slushy streets are not weather conditions my clients need to factor into their listing date decision. We do have a rainy season, if we're lucky, from November to March. Summer heat waves are usually restricted to a few days of hot, dry and smoggy Santa Ana winds. We have June gloom for a few weeks when coastal fog hides the sun until mid-day. In Southern California lifestyle, not weather, plays an important role in detemining the best time to sell.

The window of opportunity is open longer due to the beautiful weather we are blessed with. Sellers can time their move based on their personal calendar, not Mother Nature's seasons. Spring brings a small bump in activity but sales also happen in December and January. If you missed the spring market, the summer one is a good one too. The fall market has ample buyers and weather does not slow the winter market except for an occasional rainy day or two.

In Southern California the best time to sell a house is when you are ready.

When are property taxes due? Seller Tip

"When are my property taxes due?" It is a common question from new homeowners. In California property taxes become a lien on the assessment date of January 1 each year. Property taxes are paid in two installments with the first payment due November 1 and delinquent on December 10.

The second property tax installment is due February 1 and delinquent April 10. The easiest way to remember all these date (at least for me) is to commit the phrase "No Darn Fooling Around" to your financial memory:

No = November

Darn = December

Fooling = February

Around = April

My Principles of Real Estate instructor wrote this little ditty on the chalkboard (remember those) and I've never forgotten it.

I previewed four Palos Verdes Peninsula luxury homes yesterday. The price of the homes ranged from $2,400,000 to $3,800,000 and I noticed several common threads connecting the amenities offered in the luxury properties:

1) Outdoor Living Areas - Complete with pools, spas, cabanas, seating area focused around fireplace or fire-pit and a high quality outdoor kitchen. This is Southern California and outdoor living is a year-round possibility.

2) Oversize Gourmet Kitchen - With top of the line energy efficient appliances, walk-in pantry, large center island, causal dining area and seating for guests who enjoy congregating in the kitchen to watch (or help) the cook prepare the food.

3) Oversize Master Bedroom and Bath Suites - The trend is to create a spa experience at home with a luxurious retreat where the homeowner can go to retreat, refresh and rejuvenate body, mind and soul. Think multihead showers, whirlpool tub and towel warming racks. 4) In Home Office Headquarters - A place for the homeowners to manage the household and their busy lives now dependent upon the Internet and wireless communication. A command central of sorts for living life in the 21st century.

It is not an uncommon sight to see equestrian activity on the Palos Verdes Peninsula. The Palos Verdes Coastal area is graced with some of the most magnificent views in the world. Since it is a peninsula it is surrounded on three sides with water and a large number of waterfront and bluff-top homes. The Palos Verdes Peninsula is also a small mountain and the hillsides are lined with view homes.

A view is a desirable thing to have; it also increases the value of your property. It is impossible to install an ocean view, but I've seen some creative ways to "add a view" to a property. Let's start with the obvious:

1. Trim and prune overgrown shrubs and trees. It is not unusual for a peek-a-boo view to grow into so much more with some artful trimming and pruning. A client once laced several large trees to discover a distant water view.

2. Turn a corner of your backyard into a garden with a fountain, seating area and your own mini resort.

3. Focus all eyes on the pool. Enhance the pool deck with a cabana, potted plants, dramatic lighting and inviting lounge chairs. What's not to love about vacationing at home?

4. Add a piece or two of interesting yard art. An interesting sculpture can transform a ho-hum space into cutting edge chic upon installation.

5. Refresh or start over with new landscaping. In my opinion, landscape architects are undervalued. The right green-scape and hard-scape can change the appearance and appeal of an ordinary house into an unforgettable home. Who needs the ocean to look at when everywhere the eyes turns there is a new delight to discover and enjoy?
